How do you screen tenants?

All applicants go through a comprehensive screening process that includes:

  • Income verification (3x rent minimum)
  • Rental history & prior landlord references
  • Pet screening (if applicable)

How quickly can you place a tenant?

Most homes we manage are leased within 14–21 days, depending on market conditions, location, and pricing. Professional photos and widespread syndication help us attract qualified applicants quickly.

When do I receive my rental income?

Owner distributions are processed via ACH direct deposit through Buildium, at the end of each month, once rent has been collected and cleared.

Who handles maintenance and repairs?

We coordinate all repairs using licensed and insured vendors. Non-emergency repairs are scheduled promptly, and we always aim to minimize costs. Owners can set repair approval limits for transparency and control.

Can I use my own vendors?

Yes, as long as they are licensed, insured, and responsive. We'll gladly work with your preferred vendors if they meet our standards.

Do I get monthly financial statements?

Absolutely. You’ll receive monthly owner statements, and you can log into your Owner Portal at any time to view financials, work orders, lease documents, and year-end tax reports.

What happens if a tenant doesn’t pay rent?

We follow a strict rent collection process and issue late notices as early as Day 5. If necessary, we’ll coordinate with legal professionals to initiate eviction proceedings, although this is rare due to our thorough screening.
