How do I apply for a rental property?

Click the "Apply Now" button on our website or in the listing. Each adult (18+) must submit a completed application and a non-refundable fee. We verify credit, background, income, and rental history.

What documents do I need to apply?

Please have the following ready:
  • Government-issued ID
  • 2–3 most recent pay stubs, tax return, or proof of income
  • Bank statements
  • Vehicle registration
  • Pet documentation (if applicable)

How do I pay rent??

Log into your Resident Portal via Buildium to pay rent online using Bank transfer (ACH), auto-pay setup options are available.

What if I need maintenance?

Submit all non-emergency requests through your Resident Portal. For emergencies (e.g.,active leaks, no A/C, or safety issues), call our 24/7 emergency line immediately

Are pets allowed?

Many of our properties are pet-friendly! All pets must go through a pet screening process, and you may be required to carry pet liability insurance through MSI. Check the listing or ask us for specific property rules.

When is rent due, and is there a grace period?

Rent is due on the 1st of each month. A grace period may apply depending on your lease, but late fees are typically assessed beginning on the 5th.

What happens when I move out?

Once you provide written notice, we’ll send a Move-Out Instructions Letter. You’ll be expected to return the unit in clean, move-in ready condition. A pre-move-out inspection may be scheduled to help you avoid deposit deductions.

Can I break my lease early?

Lease break policies vary, but most leases include a lease-break fee and require written notice. Please contact us directly so we can walk you through your options

How do I get my security deposit back?

Security deposits are returned in accordance with Florida landlord/tenant law—typically within 15–30 days after move-out, minus any valid deductions for damages or unpaid rent. You'll receive a full itemized statement.
